There is lots of unmet demand in the economy, which means there is no need to raise interest rates in NZ or in the US. What should have been anticipated post-pandemic is the behavioural change from those in marginalised communities. We see unchecked brazen crime and the only response is more police. The government must spend more on the root causes of crime, but that is not possible in white politics. Instead, we are worried about white men's asset portfolio valuations.

I think it's hard to disagree that the current government has been the worst for housing affordability in NZ history. I do share your concerns about Luxon but do think it would be karma for Ardern and Robertson to get voted out after having engineered the huge spikes in house prices. Any chance Luxon with ACT would implement supply side reforms to offset the he damage from the tax changes?

Hi Bernard, before the housing market can go crazy again it needs bank lending, which will be subject to bank lending capacity. Bank ability to lend will be reduced by the capital regime changes which will be a drag on credit availability for the next 5 years. Added to higher test rates (above 7%) and CCCFA, not to mention actual affordability challenges driven by inflation, house prices could well be muted, at least until salaried rise. This applies to investors as well as owner occupiers, even with Nationals proposed changes.

So RBNZ (apolitical?) policy is a meaningful constraint too.
